Want to buy a house through a builder? Heres a few good tips
Ever go to new home builder sites to go check out the models? My wife and I love going to the model homes to check out the decor to get ideas for our house. We look at the way they’re designed, the walls to fireplaces, and even the way they did the pattern for their flooring. Those slight details makes your house more appealing to your guest. So when you first get to the home builder site they always either have a sign or ask you “Are you working with a Realtor?” (well, they should be asking lol) The reason why they ask you is only to see if you have representation to help you purchase your new house, if not they would be able to help. Now, I will put this in perspective to the “why” you need to have a Realtor with you at new home sites. Just remember who hires the Realtors that work at the new builder sites…. The builder! In some cases, not all, but in most businesses they want you to represent the company and what they sell, Which makes sense. So that means the company needs to benefit in some way if the clients aren’t represented. So to make sense of what I’m talking about, try not to make it conflict of interest of yours. Having a Realtor with you is having an upper hand in negotiating with real estate. The Realtor’s job to you is making sure you get what you want and not what they WANT to sell you. They’re also there to answer any questions, help you negotiate, and explain pros and cons with numbers. We are there to represent YOU the buyer! I know for my clients I don’t charge to use my services and representation. I protect my client’s interest and money like if it’s my own. Being in the industry I hear a lot of stories from clients and people I meet when purchasing from new home build sites. I hear when they work with a realtor they get extra packages or the transaction is really smooth. Then I hear the stories from people that don’t use a Realtor and is represented by the builder’s Realtor. One person said that they wanted to pull out of the deal but said they tried, but the builder tried to keep their earnest money (deposit to hold the house in contract). Also, your timelines for your home’s construction could get pushed back, don’t have time to follow up with the builder for any updates, or new documents to sign that you don’t understand. I remember when I was buying my first house I went to a builder to look and they got me excited to purchase a new home because I was 21. I didn’t get representation because I went directly through the builder. I put $3,000.00 earnest deposit down then agreed to pay another $3,000.00 by a certain timeframe we set up. At that time I was second guessing myself on if I could afford the mortgage payments and the downpayment, plus my current bills. I was still within my 7 days of signing. (By the way there’s several ways of getting your earnest money back from the builder that’s in the contract that most people don’t read through or they don’t tell you.) So within that time I didn’t want the house and wanted a resale home on the market. The builder’s Realtor told me if I back out then I’d lose my earnest deposit. Within that time I had this Realtor that kept calling me and I kept pushing him off. Finally I told him my scenario and I’d hire him if he could help. He agreed and told me to send the contract, I did. Within that day he got my money back and since he understood contracts, he was able to help me out. Then he went on to help me purchase my first home. Realtors are here to fight for their clients and if you don’t feel that way with your Realtor then fire them and find a new one. I tell clients before working with me that this will be a business partnership and if we can’t work well together then this won’t be a good fit. It won’t hurt my feelings, business is business and not everyone works well together, so I respect their decision. Now that I’m in the real estate industry I fully understand contacts and help families purchase resale and new build homes. So that being said, make sure you hire and take a Realtor with you to any of the new home build sites, that way you can protect your best interest and money. Just Remember to have your Realtor double check the contract before you signing anything.

Where to begin... I started looking for a house with my in-laws, and my wife that would suit all of our needs. Honestly i was a little weary of looking at houses on facebook. I'm so happy my wife talked me into going with josh. From the start of our journey, josh was amazing. He would communicate with us at all hours of the day, worked around 4 people's work schedules (being in the military I can have really weird hours), and was always so pleasant to work with. He's an amazing man and realtor. Josh was never pushy, was genuinely interested in helping us find the house we wanted. Finally we put a bid on a house. He was able to recommend an awesome home inspector who i am very inpressed with.( My father has been licensed in Arizona for 30 years.) The deal ended up falling through(due to the fact we didn't like the terms for the repairs), and josh was there that day to help us start looking again. After a week or so we finally found the house that suited all of our wants and dreams. Josh was able to work with our loan officer and make the deal go through. He went above and beyond for all of us, and i can't thank him enough. I won't go into detail of everything he did, but i can say go with josh! You wont regret it. And thank you so much for the house warming gifts! I will 10/10 recommend to every person i meet who is looking for a house.
